The third time was the charm for Villaggia di Vigneto, a 49-house development west of Lake Wildwood. After two previous appearances before the Nevada County Planning Commission, the commissioners approved the 53-acre project Thursday night.

The houses, which are clustered on 16 acres, will be targeted for seniors and managed by a homeowners’ association, developer representative Ken Baker said. The development will have a clubhouse and use grapevines for landscaping.

In its first two appearances before the Planning Commission, neighbors aired concerns about noise and traffic, and commissioners urged Baker to vary the appearances of the homes.

Baker and property owner Ted Schall complied, returning Thursday with three floor plans and additional exterior colors. They also limited clubhouse use to residents and their guests, agreed to specific construction hours and put restrictions on external noise.

Several neighbors of the project testified Thursday the restrictions left them more comfortable with the development.
