Eden Valley: Charming and Rustic

Eden Valley, like Ophir, is more a community and state of mind. It is not an official town but locals clearly relish living in the area defined by Placer Hills Road, the main thoroughfare that defines Eden Valley. Accessed from Weimar Cross Roads on Interstate 80, Eden Valley has limited real estate for sale. The community is a mixture of large parcels, 20 acres and more, smaller parcels with older homes and a few modern subdivisions, notably Hope Hill and Eden Valley View Estates. Hope Hill was developed in the 1990s and has some inventory for sale. Eden Valley View Estates, developed in the last five years, has some properties for sale as well.

Just 15 miles to downtown Auburn and a blink of the eye down the road from Colfax, Eden Valley is attracting young professionals and retirees who want the best of both worlds: a bucolic country lifestyle, with the option of quickly traveling to commercial shopping and business districts, should they so desire.

Buyers looking for a high end property can consider Eden Valley View Estates, a small, upscale subdivision with estate homes on larger parcels. Marv McCullough, a retired telecom executive, who lives in nearby Meadow Vista, has been working for the past six years as a real estate agent with Lifestyle Real Estate Company in Auburn.

McCullough is marketing a new spec house at 927 Eden Valley Road in the Eden Valley View Estates subdivision. The 3,000-square foot, four bedroom, three and a half bath home, sits on three acres and is listed for $889,000. Retirees are among buyers looking at the house which is a single story, a big advantage for many buyers, says McCullough. The home has a stucco exterior, low maintenance landscaping and an expansive, covered concrete front patio from which to enjoy local views of the nearby forest pines and oaks. The house is competitively priced for the amenities it offers, says McCullough. Features include solid oak and travertine flooring, granite countertops, a wet bar and high end appliances. Eden Valley View Estates has a homeowner’s association and regulations which protect and enhance the value of the owner’s investment, notes McCullough.

Other local properties on the market include a 1,750-square foot, three bedroom, two bath home on Eden Forest Drive, listed at $490,000. On New Valley Road, in the area, a 4,645-square foot, contemporary Tahoe style, four bedroom, three and a half bath house is listed at $875,000. Built in 2000, the house has a three-car attached garage, a dramatic living room, a loft and a full basement. It also has two fireplaces. Right at Weimar Cross Roads is a 1,720-square foot, three bedroom, two bath home, constructed in 2005 and listed at $525,000. The single story, bungalow style home has a two-car attached garage, tree top views and privacy, stainless steel appliances, a fireplace, an open floor plan to enjoy the pretty tree views, and a fenced area for pets.

Residents will have the same split address that a lot of the Sierra Foothills communities seem to have: the physical address and zip code is Colfax, but if you use a post office, your PO address will be Weimar!

Eden Valley residents have a wealth of entertainment and recreational options close to their doorstep. Colfax is a fun, emerging community that has the distinction of a top ranked Division 3 high school football team. Colfax High School has been top ranked for the last few years. Within minutes, Eden Valley residents can be at the popular Italian eatery, Giovanni’s, on Highway 174. A great new business in Colfax is the Fox Barrel Cider Company. They make award winning hard cider. Fox is working on a public tasting room but you can have a tour by appointment by calling their friendly marketing person, Carrie, at (530) 346-9699.

Outdoor enthusiasts have both the American River and Bear River recreation areas within driving distance. Also just a short drive away is Rollins Lake which can be accessed from Highway 174.

With a peaceful, quiet setting, competitively priced real estate, and virtually any recreation or shopping experience a reasonable drive away, Eden Valley is an attractive option for both Foothills professionals and retirees.
