Trail access increases property values

I am writing in regards to keeping the Emigrant Trail public and the resistance of some home owners to keep the trail open. The home owners in the area should be leading the parade to support the trails, Why? Because it increases their property values. I am glad to see that the supervisors are supportive, as it increases the property tax base for the county. As a local realtor who has specialized in horse property in Nevada County for nearly 30 years, the properties that have trail access are considered more valuable to buyers, and buyers are willing to pay a higher price for this access. A good example are the trails in the Lake of the Pines Ranchos. The trails there were not accessible for a number of years. It took a new property owner to rally the neighbors to reopen those trails. The homes in the Ranchos now enjoy fewer days on the market and higher average price.
