Many Nevada County visitors hope to live here someday.

The Grass Valley-Nevada City area offers culture, recreation, convenience and economic opportunity. Such attributes can be hard to find in a place of small town charm, friendliness and natural beauty.

Surprisingly, Nevada County’s population is nearly 100,000, but the rural nature of its communities allows the county to retain a homespun character. About 80,000 people live in western Nevada County; about 20,000 in Truckee.

Local residents come from all walks of life. The hippies and back-to-the-landers of the 60s and 70s have settled into business and politics. The area has long been popular with artists and writers and proudly retains a literary and somewhat bohemian flavor.

Retirees who have pursued exciting careers around the globe are blending into the laid-back lifestyle. A growing number of high-tech entrepreneurs have been able to locate their businesses here, away from the big city stresses. Changes and new ideas have been welcomed by longtime locals who enjoy wider opportunities and free-time choices than ever before.

As in many California communities, home prices in Nevada County have increased sharply over the past year or so, but remain fairly moderate when compared to metropolitan area prices. Home prices range from below $200,000 to $1 million and more, with the average around $250,000 to $300,000. Land is readily available for building.

Water is a very important factor in land buying decisions. Nevada County is blessed with abundant water supplies, perhaps the best of all Sierra foothill counties. Both Grass Valley and Nevada City operate drinking water systems. The Nevada Irrigation District supplies treated drinking water to the more populated areas and irrigation water in agricultural areas. Homes away from the developed water system are supplied by wells.

Clean air, a low crime rate and one of the top-ranked public educational systems in California add to Nevada County’s desirability.
