A collaborative housing project planned for southern Grass Valley will face its first major test Tuesday morning at the city's Development Review Committee meeting.
The 70-unit Wolf Creek Village is proposed for the corner of Freeman Lane and West McKnight Way between the Pine Creek and Grass Valley Shopping Centers. The builders are CoHousing Partners, the same firm that built the cohousing project in Nevada City.
"We love the natural beauty of the site," said Rhonda Herrin, project manager. She said the developers would leave more than half of the wooded site's trees, although city requirements mandate only 20 percent.
Herrin said the property's moderate to steep slopes down to Wolf Creek should take care of neighbors' concerns about daily visual impacts. The property has 1,000 feet of creek frontage.
"They won't see much from Freeman Lane," Herrin said. "It's a village design nestled in the trees," using mining and Gold Country architectural themes with muted colors.
The project plan calls for 30 senior units in one three-story building with apartments ranging from 480- to 1,264-square feet. The center of the project would have 32 units for all ages and a common house for its tenants. Eight single-family lots are also proposed, along with a 3.3-acre open space area.
The city's planning staff has recommended the review committee pass the project on to the planning commission if a list of conditions are met for Tuesday's meeting, including final landscape, irrigation and tree removal plans.
Collaborative housing is based on the idea that the people who will live in the development, together with the developer, make decisions about how the neighborhood will look and what amenities it will have.
